Innercity R-C2 Zoned Lots

Calgary real estate offers the opportunity to purchase modern homes in older inner-city communities. With urban amenities and easy access to transit and downtown, buying an infill property is the perfect combination of a contemporary house and urban conveniences.

R-C2 properties have the potential to be redeveloped from an older single-family home (usually a bungalow) into a modern home or semi-attached house. Explore the current real estate listings for Calgary inner-city bungalows, zoned R-C2.

Know the zoning

No matter what kind of home you’re buying, it is important to know the zoning. Here are a few of the most common zoning for residential properties in Calgary:

  • R-1 and R-C1: Mostly single-detached homes
  • R-2 and R-C2: Mostly duplexes, side-by-side houses; single detaches homes may have a secondary suite

Infill basics

Some Calgary inner-city communities have R-C2 zoning, meaning the property can be redeveloped from a single-family home (usually a bungalow) into one or two modern houses. You can build two detached houses or two attached homes, depending on the size of the lot. Some popular communities with R-C2 zoning includes:

  • Altadore/River Park
  • Killarney
  • Capitol Hill
  • Tuxedo Park

Developing infills begins with zoning, but it can be a complex process. Be sure you know the permits required – the City of Calgary offers helpful resources to get started.
